First, visit our Model Home Center in Rochester, talk to one of our professional consultants and take a tour through the many finished model homes on our lot. Give yourself plenty of time to do this.
We’ll provide you with planning guides and floor plans to take home and study so that you and your family can decide on the home and plan that’s right for you, your budget and your building site.

FAQs
Factory-built homes come in two types, manufactured and modular. While there are many differences, they share the advantages of factory construction. These include (1) favorable pricing from suppliers due to volume purchasing, (2) increased efficiencies realized from construction in a controlled factory environment, and (3) consistency in product quality. Manufactured homes (sometimes erroneously referred to as “mobile” homes) generally come in single or two-section units with living space up to 2000 square feet. They are available in a wide variety of up to date plans and designs that incorporate the most popular trends in housing today.
Manufactured Homes are built under the federal building code administered by the Department of Housing and Urban Development (HUD) to meet the Federal Manufactured Home Construction and Safety Standard Act. When your home has the HUD code seal attached to its exterior then it has already been expected by HUD a preemptive inspection agency and is in compliance with all regional standards for roof load, wind resistance, thermal efficiency, safety and durability.
Modular homes are built in two or more sections and then transported and assembled at the building site on a frost protected crawl space or full foundation. They are built to either local or state building codes, and can be customized to meet virtually any requirements or budgets. Modular homes are inspected at the assembly plant during each phase of construction, and validated by the application of a State or inspection agency label of approval.
Modular homes are virtually indistinguishable from site built homes when finished. Speed of construction and consistent quality are two of the many reasons for choosing a modular home. Also, because the homes are constructed in a controlled environment, work is never delayed by weather, subcontractor no-shows, or missing/weather damaged materials. Modern engineering and modular construction techniques substantially increase the quality and energy efficiency of modular homes. In fact, modular homes generally contain more materials and materials of consistently higher quality than most site-built homes.
Typically, lead times take anywhere from 6 to 12 weeks from ordering the home to delivery to your site.
From delivery of your home to move in day can also vary. Manufactured homes typically take 30 to 60 days from delivery to occupancy permit and move in. Modular homes with garages, porches, and other add-ons can take up to 60 to 90 days to complete.

Absolutely! Manufactured homes can be built to incorporate any number of popular features to suit your taste. And your modular home can be custom designed from scratch, or a standard model can be customized to the same degree that any site built home can be. A New Style Homes representative will be happy to explain your customization options for the home you choose.
Manufactured homes may be placed in a predesignated manufactured home community (or “park”) or on your lot if local zoning laws allow it. Modular homes can be placed on any lot that will accommodate a site-built home.
Resale value of both manufactured and modular homes varies from area to area and is dependant on many factors, such as the rate of inflation in the general economy, the market value of comparable homes in the neighborhood, the condition of the home, the size of the lot, etc. As a general rule, however, modular homes fare as well as or better than comparable site-built homes in terms of resale value, and manufactured homes retain or appreciate in value if they are well maintained and located in a desirable lot.
